To be rated as a self-catering business rather than pay council tax, a property must be available 252 days and actually let 182 days a year — the '182-day rule' in place since April 2023, and a significant share of Welsh lets miss it. Welsh councils can also levy second-home council-tax premiums of up to 300%, and Pembrokeshire has been among the highest. On top of that, Wales is introducing a statutory visitor-accommodation register and a licensing regime under recent legislation, alongside a visitor levy — the timings and detail are still being rolled out, so check the current position on gov.wales before committing. Where the carriages come from
